Challenge
85 properties acquired opportunistically over a decade had diluted strategic focus, dragged returns, and widened the cost-of-capital gap to focused peers.
Approach
We performed a strategic portfolio review scoring each asset on growth potential, yield trajectory, and strategic fit. We identified 22 non-core assets for divestiture, designed a phased disposal program to maximize proceeds, and built an acquisition pipeline of logistics and life-sciences properties aligned with the new portfolio thesis.
Impact
The REIT divested 18 assets in the first year at a 12% premium to book value, deployed $4.2 billion into high-conviction logistics assets, and achieved a 180-basis-point improvement in portfolio yield.
